What to Compare in a Roof Replacement Estimate

Look beyond the shingle name: compare removal, underlayment, flashing, ventilation and the treatment of hidden damage.

Ask for an estimate tied to your roof

A useful proposal names the property, identifies the areas included and explains the intended roof system. Request the material manufacturer, product line and color selection process. “New roof” alone does not tell you what is being replaced.

Give each roofer the same photos, inspection information and project goals. Have qualified professionals assess areas that require roof access; a homeowner does not need to climb up to obtain a quote.

Separate the main components

Ask whether gutters, skylights, siding repairs or interior leak damage are excluded. These can be related to the project without belonging to the roofing contract.

  • Removal: existing layers, disposal and protection around the home.
  • Decking: how damaged material is identified, documented and priced.
  • Water management: underlayment, flashing, valleys and penetrations.
  • Ventilation: the proposed approach and what existing components remain.
  • Completion: cleanup, final inspection and documentation.

Compare the change process

Hidden decking damage is difficult to price precisely before removal. Ask for the pricing basis and the method for obtaining your approval when the extent becomes visible. Photographing the finding can help everyone understand the change.

Also ask how weather affects the schedule and how the property will be protected between workdays.

Read warranties as separate documents

Request the product warranty and the contractor's workmanship terms. Ask who registers the product, who receives a service request, and what records you should retain. Do not assume the two warranties cover identical problems.

Before signing, confirm applicable licensing, insurance documentation and permit responsibilities. Choose the proposal whose materials, exclusions and approval steps you can explain back in your own words.
